Under Minimum Energy Efficiency Standards (MEES), it's likely that EPC regulations are being revised so that the minimum rating requirements (currently a band 'E') will increase to become a band 'C' or above from 1st April 2025.
This means that landlords will need to upgrade their properties to achieve an EPC band C before they can grant a tenancy. However, the government has also said that eventually, these properties will have to attain an even higher ‘B’ rating.
The government are also discussing introducing new energy efficiency rules that would force ALL properties to have an EPC rating of 'C' or above at some point in the near future. This is part of the government’s Clean Growth Strategy plan which aims to make the UK net-zero by 2050.
When these new regulations come into effect, all homeowners with an EPC rating of 'D' or below would be forced to carry out energy-saving upgrades to increase their energy rating to a 'C' or above in order to legally rent to tenants.
